What is a resident contract?

The resident contract is the agreement between the resident(s) and St Brigid’s Green Retirement Village Pty Ltd (subsidiary of Greengate) as owner and operator of the village. The contract is a lease agreement, which is a typical form of agreement for Retirement Villages. The agreement details your rights and obligations, the fees applicable, and village rules.

Will I need to pay stamp duty?

No, stamp duty does not need to be paid when purchasing an apartment in a Retirement Village as you will be entering into a lease agreement, as opposed to purchasing a house or strata title property.

How is the village managed and operated?

St Brigid’s Green is designed, developed and operated by the Greengate Group. Our village is a vibrant seniors’ community, and has been built with you in mind. We manage our villages with a professional team for your comfort and wellbeing. The village manager and  team are there to ensure that the property and its facilities are kept to a high standard — we take pride in maintaining your beautiful environment and investment. On-site management is available during office hours, five days a week, for your convenience.

What are the ongoing fees?

The fees are known as recurrent charges and are charged monthly.

Recurrent charges are used to pay for the operation and management of the village including:

• maintenance and repairs
• water, including hot water
• village management and administration, including the cost of employing the village manager
• common area utility costs
• cleaning and gardening 
• building insurance
• council rates and tax
• 24-hour emergency support

What are some features of my apartment?

Each apartment has been cleverly designed to maximise natural light, and features high-end finishes and appliances, as well as open balconies. St Brigid’s Green apartments are warm in winter, and allow for cool breezes in summer; they also contain reverse cycle air-conditioning to ensure year-round comfort.

The clever passive heating and cooling design for your apartment lowers your energy costs by reducing the energy required to light, heat and cool your apartment. The apartments have a 6 star NatHers Rating: the highest energy efficient rating for housing recognised Australia wide.

Can I make changes to my apartment?

You’re more than welcome to discuss with your village manager any changes you would like to make to your apartment. You may choose to change the paint colour and floor coverings at your own expense. Decorating to your own personal taste with approved picture hanging and non-structural additions such as shelving and storage is allowed.

Depending on the nature of the request, we may allow changes to the apartment prior to settlement. However if you are unable to complete your purchase for whatever reason, we may ask you to meet the costs of any changes we make.

Why do I need to pay a departure fee?

The departure fee is how the Owner (Greengate Property Pty Ltd) provides for the long-term capital replacement and upgrading of the village. The Owner does not receive any income from the day-to-day operation of the village. The departure fee also contributes towards the reinstatement of your apartment once you vacate.

What type of assistance you can provide to my independent living unit?

We can provide you with a range of personal services at modest prices. Types of assistance available include:

Meals – we can organise for meals to be delivered to your apartment for you. Our chefs create a variety of home-cooked, seasonal meals, and can cater to your requests.

Personal services – we have a variety of personal services on offer, including:
• in-home housekeeping service (cleaning and laundry)
• personal care assistance – for showering and dressing
• shopping and errands
• care recommendations and health checks
• liaison for specific care based services and organisations - including Aged Care Assessments Team checks and arranging community care packages. 

How secure is the village?

St Brigid's Green is fully secured. Each apartment is also fully secured, including the front door, all windows, and sliding doors.

Access to your apartment floor is controlled by electronic swipe and/or intercom that you can control from within your apartment. Your video intercom can also allow visitors to enter into the village at the main reception 24 hours a day.

Access to the village during the day is through the main reception, and in the evening the village is secured and only accessible by residents. 

What happens if there is an emergency?

St Brigid’s Green provides a 24-hour emergency call service. The emergency buttons are located in your apartment, and if required our system can be adapted into a waterproof pendant that is worn at all times for your peace of mind.

Do you organise any social activities?

You can do a little or a lot, the choice is yours! There is always a wide range of social events on offer, including: dinners, theatre and gallery trips, guest speakers, computer classes, and cooking classes — just to highlight a few.

Can I bring my pet with me?

We recognise some residents enjoy the companionship of pets. We accept small well-trained pets in the village, but as you will appreciate, this must be balanced with the practicalities of apartment living and the comfort of all our residents. The guidelines for keeping pets are detailed in the village rules.

What communal and recreational facilities are available?

You have full access to the recreational areas used for yoga, bridge and small functions. Residents can also access the gym and workshop. The café and lounge area next to reception is there for you to enjoy with friends and family.

Can I get a meal every day?

If you feel like a social meal, you can purchase lunch in the dining room any day, the meals created by our chefs are always fresh and tasty. You can even invite your family and friends to join you.  We host dinner in the dining room on a Tuesday and Friday. We can also arrange for you to get meals delivered to your apartment for a modest cost. 

Is there parking?

If you drive, you will have your own dedicated parking spot in the secure basement (except studios). Visitors, friends and family may park in the allocated visitor car spaces.

Do I have access to extra storage?

All apartments include extra lockable storage in the basement area.

Can I have overnight visitors or short stay guests?

At St Brigid’s Green, visitors are always welcome, and we enjoy having them involved in our community. Talk to one of our friendly staff if you plan on having guests for more than a few nights.

What happens if I want to leave St Brigid's Green?

Should you wish to leave St Brigid’s Green, you are free to do so at any time. You can even choose to sell through us, and let us take care of the hard work for you. Upon selling your apartment, you will be charged the Deferred Management fee which is outlined in your contract.

Do residents have a say in the village affairs?

St Brigid’s Green has a group of committed and involved residents who form the Residents Committee (RC). The RC regularly communicates with village management, and also holds meetings where they encourage other residents to join in and have their say. Elections to the RC are held each year, and you are more than welcome to get involved. However, if you ever have any issues or queries, our door is always open for you to come and speak with us directly.
